Sited in Islington’s Arlington Conservation Area, this Grade II-listed, three-bedroom Victorian townhouse sits on a quiet no-through road. It was built in the 1840s and retains an array of well-preserved period features. Sensitively extended in recent years, the interiors have been subtly updated with carefully chosen paint colours and a contemporary approach to materiality. There are two separate outdoor spaces, as well as access to a luscious shared garden square. The Regent’s Canal footpath is minutes away and reaches to Angel in the west and De Beauvoir, London Fields and Victoria Park in the east.

Setting the Scene

Running parallel to the Regent’s Canal, Arlington Avenue is an unusually wide and spacious road. Along with its neighbouring streets (many of which were built to house local artisans), it contributes to the arresting industrial vernacular that makes up the Arlington Conservation Area.

Many of the houses along the street retain their original external architecture. A beautifully landscaped public garden square is shared by Arlington Avenue’s residents; surrounded by wrought-iron railings and mature trees, it often hosts community-led events from summer fêtes to carol singing.

The Grand Tour

Between wrought-iron railings are a set of stone steps that ascend to the house’s upper-ground floor; here, its salmon-painted front door opens to a long hallway. Oak floorboards traverse its length, leading the eye towards a generous sash window on the opposite landing.

On the left are the upper-ground floor’s living spaces, which have been painted in a neutral off-white. Sash windows on either side draw in plenty of light and have traditional box shutters for privacy. Bespoke shelving sits neatly in the alcoves in both rooms; each also has a restored marble fireplace that lends a sense of grandeur.

Leading on from the hallway – as though through a secret passageway – is a bright, racing green-painted office. A brick wall that formed part of the original rear elevation has here been left exposed, while floorboards have been white-washed. A versatile space, this room could easily be configured as an additional single bedroom. A glazed door leads directly onto an enclosed east-facing terrace.

The kitchen and dining room lie on the ground floor and give way to a further living space. Pared-back in design, the kitchen is fully integrated and has a sink perfectly positioned beneath a sash window. Stone tiles run underfoot and are warmed by underfloor heating.

When desired, moveable shutters can delineate the adjacent dining room, which takes a similar decorative scheme to the upstairs office. Beyond lies an additional living space and playroom with oak herringbone-laid parquet and glazed doors to the stepped garden. A large family bathroom completes this floor.

There are two double bedrooms on the first floor, both with soft grey carpet underfoot. The main bedroom – painted a gentle pink – also has an en suite with terrazzo tiles and brass fixtures. There is an excellent provision of storage in the form of bespoke shaker-style cabinetry in both rooms; the second bedroom also has plenty of oak bookshelves.

The Great Outdoors

Swathes of green ivy hang drape and enclose the garden, which seamlessly unfolds from the ground-floor living spaces. Decking extends from the house and has been painted in a deep midnight blue. Its south-easterly aspect catches day-long light, although shadier spots have been added to provide respite on warmer days. Designed to be evergreen, the garden remains luscious irrespective of the seasons.

There is also a separate decked terrace on the ground floor with views across the rear garden. It is also south-east-facing and has plenty of space for planting.

Out and About

Arlington Avenue is a broad, peaceful residential street which runs alongside the Regent’s Canal and is closed to through-traffic. Despite its quiet position, the house is within easy reach of the shops, bars and restaurants of Upper Street, Shoreditch, Hoxton and Clerkenwell.

Close by are the likes of Pophams Bakery, The Duke of Cambridge, Toconoco and Towpath. Neighbourhood favourite, The Baring, is also within walking distance and serves delicious seasonal food.

For green space, the broad expanses of Shoreditch Park lie less than 10 minutes’ walk away, while London Fields can be accessed via a delightful canal-side walk in the warmer months.

Angel station runs Northern line services and is a 17-minute walk, or five-minute cycle, from the house. Old Street and Essex Road stations are also near. There are plenty of bus routes in the area that provide access to the City and the West End.
